if the tenant violates any of the terms of the lease agreement, such as subletting the property without permission or causing damage to the property, or engaging in illegal activities ,the landlord may issue an eviction notice

if the tenant is using the property for purposes other than those specified in the lease, such as operating a business in a residential property without permission, the landlord may issue an eviction notice.‏

if the landlord intends to renovate or demolish the property ,he may issue an eviction notice to the tenant to vacate the property within a certain period

if the owner intends to sell the property or use it for personal use or for the use of his immediate family members ,he may issue an eviction notice to the tenant, subject to certain conditions and requirements by law
